WDI / Termite Inspections
Find wood-destroying insects before they find your budget.
Termites and carpenter ants do their damage out of sight, usually for years. A wood-destroying insect inspection looks for live activity, old damage and the conditions that invite both, and gives you the documentation many loans require.
What it is
A visual inspection of accessible areas for evidence of termites, carpenter ants, carpenter bees and wood-boring beetles, performed under Ohio Termite License #174447.
Best for: Buyers, especially VA and FHA
What we look at
- Foundation walls and sill plates
- Crawl space and basement framing
- Mud tubes, frass and exit holes
- Wood-to-soil contact points
- Moisture conditions that attract insects
- Garage, porch and deck framing
- Evidence of prior treatment
Questions we hear often
Does my loan require this?
VA loans commonly do, and other lenders may depending on the property. Your loan officer can confirm; we can add it to any inspection.
What if you find activity?
The report notes where and what was seen. Treatment is done by a licensed pest control company, and it is typically something to raise with the seller.
Why it pays off
- Documentation for VA, FHA and other loans that ask for it
- Done during the home inspection, one appointment
- Clear photos of anything found
- Guidance on next steps if activity is present
